Most Dublin bathrooms we take on are squeezed into a space the house was never designed around. Victorian returns in Rathmines and Ranelagh, box rooms in 1930s semis out through Terenure and Clontarf, small ensuites carved out of bedrooms in the newer estates near Swords and Lucan. The footprint is usually fixed, so the gains come from how well the room is planned rather than how much space you have.

Older houses bring their own surprises once the tiles come off. Solid walls with no cavity, cast iron soil pipes and pipework three different plumbers have added to over fifty years. We open up, look properly and tell you what we have found before carrying on. In an apartment we take extra care over waterproofing, because the flat below is the one thing you cannot put right afterwards. This is the same bathroom renovation service we run across the county. It usually takes in wall and floor tiling as part of the job. Painting and decorating finishes the room once the dust has settled.

Common questions in Dublin

Can you fit a proper bathroom into a small Dublin return?
Usually yes. Returns are tight but they are rarely as limited as they look. Changing a door swing, swapping a bath for a walk in shower or moving where the basin sits often buys more usable space than knocking anything about. We measure the room and show you the options before you commit to a layout.
What if you find old pipework or a cast iron soil pipe?
It is common in older Dublin houses and we would far rather find it early. We open up, look at what is actually there and come back to you with what it means for cost and time before going further. Replacing a section of old soil pipe while the room is already open costs a fraction of doing it later.
Do you renovate apartment bathrooms?
Yes. Apartment work needs more care over waterproofing because of the flat below. Most buildings also have rules about working hours, lift access and where waste can go. Tell us what the management company requires at quote stage and we plan the job around it.
We have no side access. Is that a problem?
No. Most of our Dublin work comes in and out through the house. We protect the hall and the stairs, bag the waste properly and keep the front of the house tidy. Loading out takes a little longer on a terrace but it is completely normal for us.
